Pre Build
- Feasibility study and survey
- Design - sketch design, detailed design and construction detail design (including bathroom, kitchen, lighting, garden, interior and furniture design)
- Establishing budget and costs
- Specification – preparing a written schedule of works ready for the tendering process and eventual contract
- Tender process - briefing prospective contractors to submit their price on the basis of the written schedule of works, construction details and lighting plans, then interviewing and helping to select the final partners
- Contract preparation – finalising costs with the selected contractors and overseeing all paperwork
- Planning applications & consents – including those for conservation areas, listed buildings, change of use, permitted development, building regulations, asbestos removal, health & safety assessments under CDM 2015 and liaising with local bodies such as conservation societies, wildlife trusts, Historic England etc
Build
- Project management on site
- Cost control during construction
- Selection and management of supporting contactors including structural engineers, party wall surveyors, M&E/electrical engineers, swimming pool specialists, upholsterers and joiners
Post Build
- Snagging – assessing quality and finish, liaising with contractors on outstanding issues
- Interior design
- Garden design
